Pre-Sale Preparation Service

In an effort to streamline the conveyancing process the Law Society have amended their current Property Information Form so that Buyers are provided with essential information about your Property at a much earlier stage.

We are an advocate of this change and have offered sale preparation appointments to clients for many years. Selling a property can be daunting, and we understand the importance of being well-prepared. Our goal is to alleviate any last-minute scrambling for documents or certificates and ensure a smooth transition for you.

It also gives us an important opportunity to review your title and highlight any potential issues at an earlier stage, rather than them being discovered during the conveyancing process. We have found this hugely beneficial to our clients and is in our opinion best practice.

Before approaching the estate agent, you may have prepared the Property for market with a tidy up, this appointment is no different, but from a legal perspective.

During the Pre-Sale Appointment, we will also review your property title, identify any potential issues, and guide you through completing the new mandatory form from the Law Society, which your estate agent must have before they can market the Property. This form includes complex questions that may require a thorough review of your property title, such as details about covenants or lease agreements.

There can be repercussions for any misinformation provided in a property listing for both the Seller and the estate agent, so it is extremely important that this form is completed accurately. We will also run through the conveyancing process, what documents you need to find and have the paperwork in order so that once you do find a Buyer you are in the best position for the Contract papers to be issued to your Buyer’s solicitor.

Our Pre Sale Service is a standalone appointment with us, and there is no obligation to subsequently instruct us on your sale. Obviously, we hope that you will and if you do then the cost of the appointment will be deducted from our fees. So, you have nothing to lose, just valuable time to gain and the estate agents can list your Property with all the mandatory information they require as quickly as possible.
