Law Society’s recent changes to the Property Information Form

The recent amendment to the Property Information Form by the Law Society marks a significant step towards providing buyers with essential information about a property at an earlier stage. As advocates of this change, we’ve been offering sale preparation appointments to our clients for many years. Our goal is to alleviate any last-minute scrambling for documents or certificates and ensure that our clients are well-equipped to navigate the conveyancing process with confidence.

One of the key benefits of our Pre-Sale Appointment Service is the opportunity it provides us to review your property title and identify any potential issues at an earlier stage. This proactive approach allows us to address any concerns upfront, rather than waiting for them to emerge during the conveyancing process. We’ve found this approach to be hugely beneficial to our clients and believe it is best practice.

During the appointment, which can be in person, over the phone or online, our experienced conveyancing team will guide you through completing the new mandatory form from the Law Society, which your estate agent must have before they can market the property. This form includes complex questions that may require a thorough review of your property title, such as details about covenants or lease agreements. Our team will also provide insights into the conveyancing process, ensuring you understand what documents are required and have everything in order for a smooth transaction.

It’s important to note that our Pre-Sale Appointment Service is a standalone service, with no obligation to subsequently instruct us on your sale. However, we hope that you’ll choose to work with us, and if you do, the cost of the appointment will be deducted from our fees. With nothing to lose and valuable time to gain, our aim is to provide you with peace of mind and confidence as you prepare to list your property.
